Most tycoon games on the App Store are free, and pay for themselves with ads and in-app purchases. If you want one that never interrupts you, you have two choices: a game that promises no ads, like the six Director games we make, or a premium tycoon you buy once, like Game Dev Tycoon, Game Dev Story or Pocket City 2.
Our games come first because we make them, and we say so. Everything about other studios' games comes from their App Store listings, checked on 20 October 2026. Prices are US prices.
The Director games: no ads, ever
Every Director game is built the same way: no ads of any kind, no energy bars or wait timers, no accounts and no data collected. They all play offline, so a flight or a dead zone never stops a game.
| Game | Style | Platforms | How you pay |
|---|---|---|---|
| Airport Director | Real time, with pause and up to 4× speed | iPhone and Android | Paid once, no in-app purchases |
| Oil Director | Real time, with a report every month | iPhone and Android | Paid once, no in-app purchases |
| Vineyard Director | Real time through the seasons | iPhone and Android | Paid once, no in-app purchases |
| Hotel Director | Turn-based, one week at a time | iPhone | Free; London plays in full, with optional purchases for more cities and features |
| Car Factory Director | Real time, with a review every month | iPhone, coming soon | No in-app purchases |
| Bakery Director | One day at a time | Android; iPhone coming soon | Free; London plays in full, extras are optional purchases |
None of them has idle progress. Your business only runs while you're playing, so you never come back to a disaster, and you never feel you have to check in.
What "no ads" means here
Plenty of tycoon games call themselves ad-free, then ask you to watch a video to double your earnings or skip a timer. Director games don't. There is:
- No advertising of any kind: no banners, no videos, no rewarded ads.
- No energy or timers. You play as long as you like, at the speed you like.
- No tracking. No analytics, no advertising IDs, no accounts. Your saves stay on your phone.
- No internet needed. The games never connect, so they play the same on a plane as at home.
Other tycoon games for iPhone you pay for once
These premium tycoons cost a few dollars up front and have no in-app purchases (apart from RollerCoaster Tycoon Classic's optional expansions). Only Game Dev Tycoon's description promises no ads; the others don't mention ads either way.
| Game | Developer | Price | In-app purchases | App Store rating |
|---|---|---|---|---|
| Game Dev Tycoon | Greenheart Games | $4.99 | None | 4.9 (24,000+) |
| Game Dev Story | Kairosoft | $4.99 | None | 4.9 (2,900+) |
| Mega Mall Story 2 | Kairosoft | $5.99 | None | 4.8 (270+) |
| Hot Springs Story | Kairosoft | $5.99 | None | 4.8 (60) |
| Pocket City 2 | Codebrew Games | $4.99 | None | 4.6 (800+) |
| RollerCoaster Tycoon Classic | Atari | $5.99 | Optional expansions | 4.2 (3,200+) |
- Game Dev Tycoon: run a games studio from a garage to a top publisher. Its description promises no in-app purchases or ads, and says it plays in airplane mode.
- Game Dev Story: Kairosoft's pixel-art original on the same theme, still one of the best-rated tycoons on the store.
- Mega Mall Story 2 and Hot Springs Story: Kairosoft's shopping mall and Japanese hot-spring resort tycoons.
- Pocket City 2: a 3D city builder where you can walk around the city you've built. "No microtransactions," says its developer.
- RollerCoaster Tycoon Classic: the first two RollerCoaster Tycoon games in one. The only purchases are an optional toolkit and two expansions.
Free tycoon games: what to expect
The most popular free tycoons, like SimCity BuildIt and RollerCoaster Tycoon Touch, sell currency packs and subscriptions, and SimCity BuildIt's description says it includes in-game advertising and needs a constant internet connection. They're free to start, but they're designed around spending.
There's a third option too: subscription services. Apple Arcade includes Mini Motorways and Turmoil+, and Netflix includes RollerCoaster Tycoon NETFLIX and Football Manager 26 Mobile, with no ads or purchases inside the games.
Real management, not tapping
The Director games are management games, not clickers. Every decision costs something and shows up in the numbers: a new runway, an exploration well, a barrel of French oak, a hotel in Mayfair. Each game explains itself as you go, and our guides help when you want to go deeper:
Frequently asked
What is the best tycoon game for iPhone with no ads? Game Dev Tycoon is the best-rated premium tycoon that promises no ads. If you want a specific business to run, an airport, an oil company, a wine estate or a hotel group, try one of ours.
Are there free tycoon games with no ads? Hotel Director is free with no ads; London plays in full, and other cities are optional purchases. Bakery Director works the same way on Android.
Why no ads? Ads and timers are designed to interrupt you, and a management game is about thinking a decision through. We would rather charge a fair price once, or let you play a whole city free and buy more only if you want it.
Do the Director games collect any data? No. They have no accounts, no analytics and no tracking, and each game's privacy policy says so in full.
